
How can I get a copy of my contract or title?
Contact the appropriate division of Customer Service to request a copy of your contract and/or title. A copy will be sent to you. The Customer Service division contact information is listed under Contact Us.
How can I change the due date on my account?
Due date change requests must be submitted in writing via regular mail or fax. Please ensure that the request is sent to the appropriate Customer Service division. Account number, due date preference, and account holder signature must be included on the request to be processed. Manufactured Housing accounts may be eligible to change the due date to the 1st, 5th, 10th, or 15th. Home Equity, Consumer Finance, and Home Improvement accounts may be eligible to change the due date to the 1st, 5th, 10th, 15th, or 20th. Eligibility is based upon account status and type of loan. Your account must be current to process a due date change. Loans backed by the Federal Housing Administration or the Veterans Administration are not eligible for due date changes.
Why are my account statements indicating Green Tree as account servicer?
The assets of Conseco Finance Corp. (CFC) were sold to Green Tree Investment Holdings LLC, f/k/a CFN Investment Holdings LLC ("GT Holdings"). Our new name is Green Tree Servicing LLC. This change affects only the portion of the company that was sold to GT Holdings, including the servicing businesses for manufactured housing, home equity and home improvement loans, and the Agency business.
Our new name is an acknowledgment of the company's strong foundation that began in 1975 in the manufactured housing financing business. We believe the name speaks to the experience, knowledge and drive for excellence that has been the hallmark of this organization and its employees. The same great service, same convenient hours, same statements and same account terms and conditions will be continued. There will be no change to your accounts or service as a result of this sale.
Does Green Tree report my loan to credit agencies?
Green Tree reports to Equifax, Experian and Trans Union.
How often does Green Tree update my information?
Green Tree reports to the credit agencies on a monthly basis.
What do I need to do if there are errors on my credit report?
If you suspect an error on your credit report, please contact the appropriate Credit Bureau Agency for specific resolution information. Credit report disputes may also be sent in writing to the appropriate Customer Service division and need to include your account number (if applicable), name, copy of your social security card, and any additional supporting documentation to support your position. Upon receipt, our Customer Service division will research the dispute and respond accordingly.
What insurance coverage do I need?
The terms of your loan require you to maintain property (a/k/a physical damage or hazard) insurance on the property securing your loan. You are responsible for providing proof of the required insurance to Green Tree. You have the option to purchase this insurance though an insurer or agent of your choice that is authorized to transact business in your state.

Am I required to have flood insurance?
If your property is located in an area designated by FEMA (Federal Emergency Management Agency) as a SFHA (Special Flood Hazard Area), you are required to have flood insurance coverage. Proof of continuous flood insurance coverage must be supplied to Green Tree. If you are required to maintain flood coverage, you may wish to obtain a quote for homeowners insurance through Green Tree Insurance Agency. What happens if I do not provide proof of adequate insurance coverage for my property?
Depending on your loan type, if you do not provide us with proof of suitable insurance coverage, Green Tree may obtain an insurance policy on your behalf (lender-placed insurance) pursuant to state guidelines. This coverage is generally basic coverage that provides insurance protection only to the lender for the amount of the loan balance (minus any financed insurance, points and land), and as a result it will likely leave you, the property owner, underinsured. You will be responsible for paying the monthly premiums on lender-placed insurance coverage and this coverage is often more expensive than regular insurance coverage you can obtain on your own.
What if I have my own insurance policy and a lender placed insurance charge has been assessed to my loan?
Lender placed insurance is issued only when we have no record of other insurance coverage and is effective only for the lapse period. Upon receiving evidence of in-force insurance that covers that lapse, the lender-placed policy can be fully or partially cancelled based on the effective dates of the coverage provided.
Why is it necessary to have Green Tree designated as Loss Payee on my insurance policy?
There are several reasons why Green Tree needs to be listed and as the loss payee. At each policy renewal, your insurance company will send a copy of your policy declarations page to the loss payee (Green Tree) so that we have evidence of your insurance coverage. In the event that you suffer a loss to your property, the insurance company needs this information to ensure timely processing. Additionally, for loans where Green Tree is responsible for paying the annual premium out of an escrow account, accurate loss payee information ensures timely billing and payment to avoid cancellation. Please have your agent or insurance company make sure Green Tree is listed as loss payee on your insurance policies. The proper way to designate Green Tree as the Loss Payee is as follows:

What if I have Green Tree insurance that I would like to cancel?
If you currently have an insurance policy through Green Tree Agency and would like to cancel it, please call 1-866-740-6327, Option 5 for cancellation instructions.
What do I need to do if I have to file a claim?
If you have a claim and your insurance is / was not obtained through Green Tree Insurance Agency, you will need to contact that specific insurance carrier.
If you obtained your coverage through Green Tree Insurance Agency, please contact the appropriate insurance carrier’s claims department at the toll free number found on your Welcome Letter, Application and in your Policy OR call the appropriate Customer Service division for detailed instructions.
Account access is unavailable Sundays from Midnight to 6 AM Central Time due to regular maintenance.
How can I make payments?
There are different options available to you in order to make your Green Tree Servicing LLC* monthly payment:
- Mail - You can mail in your payment to the payment address listed
on your billing statement. Please send a check or money order with your account number
listed. This option is not recommended if your account is over 30 days delinquent.
- Payment by Phone - You can elect to call our Customer Service department
and either make your payment through our automated phone system or talk to a Customer
Service Representative to process your payment. You will need to have your bank routing
and account number available. Please be advised that there is a Speedpay fee for this
service.
- Western Union - You can contact your local Western Union office and
make a payment through their services. You will need to have your Green Tree account
number, and a city and state code (which can be obtained from our Customer Service department).
Please, be advised that there is a Western Union fee for this service.
- ACH (Automatic Clearing House) - This payment option is a free service
offered through Green Tree on certain account types. This service automatically debits
your checking or savings account monthly on your due date (unless this falls on a weekend
or holiday, then the payment would debit on the next business day). Please contact our
Customer Service department to see if your loan type is eligible for this service.
- Online Payments - Online payment capability is available for customers
that are currently registered in the Green Tree Servicing website, and meet online payment
criteria. Some accounts will not be eligible due to the current account status. If your
account is eligible for this payment option, you will have a “make an online payment” button
on your account information screen.
- Money Gram - You can contact your local Travelers Express Money Gram office and make a payment through their services. You will need to have your Green Tree account number (including check digit) and the division’s Receive Code (that can be obtained from our Customer Service department). Please be advised that there is a Money Gram fee for this service.

How do I modify any pending payments that I have made through the online payment option?
Our online payment functionality is limited to entering and processing payments only. If you need to modify or delete any pending payments made through these means, please call the appropriate Customer Service division prior to the payment processing date.
What are the benefits of having my monthly payment set up automatically (ACH)?
There are many benefits to having your monthly payment set up on ACH. Listed below are a few:
- No monthly fee
- No set up fee
- Consistent payments
- Can debit either checking or savings account
- No chance of "forgetting" to make a payment
How can I get set up for an automatic monthly payment?
Contact your Customer Service division and request that an ACH application be mailed to you. Some accounts may not be eligible for ACH activation due to account status.
How are my payments applied?
Should you have questions on a specific payment, please contact the appropriate Customer Service division.
How long does it take for payments to post to my account?
Generally, your payment will be posted to your account within 24 business hours.
When will I be assessed a late fee?
Late fees are assessed as outlined by your account contract. Payments are considered late if not received by the due date, however assessment is defined by state and contract guidelines. Accounts do not have grace periods for payment.
How can I get the payoff for my loan?
A payoff may be obtained through the automated phone system or by contacting a Customer Service representative. Some accounts will require processing time.
Why is my payoff different than my principal balance?
Your principal balance and payoff balance disclose different information. A principal balance is the outstanding balance of debt on a loan, which does not include interest or other charges. The payoff balance is the principal balance plus interest due, outstanding fees, and possibly a pre-payment penalty (if applicable).
Do I continue to make payments when I plan on paying off my home?
You are obligated to keep your account current per your contract. Please keep in mind that even if you are intending to payoff the loan, situations may arise to delay this from happening as planned.
How soon will documents be released after payoff?
Documents are generally released 30 days after receipt of a full payoff.
If I am eligible for a payoff refund, when will this be released?
Refunds are generally released 30 days after receipt of a full payoff.
Will I have a pre-payment penalty if I payoff my account early?
Some accounts do have a pre-payment penalty clause included in the contract. In order to determine if a penalty will be assessed, please refer to your account contract.
Does Green Tree escrow for taxes?
Most Green Tree accounts do not have this option available to them. Currently, only specific Texas accounts have the capability of escrowing for property/real estate taxes. Thus, the majority of Green Tree customers are responsible for paying their own taxes and keeping them current.
Will I receive year-end tax and interest information?
If you have paid over $600 in interest the past year, you may be sent a 1098 tax form depending on account type and account status. These forms will be mailed out prior to January 31st. You may need this information for tax preparation.
